Our services are more than just a drive-by and peek in!  We take pictures with a timestamp to show what has been inspected.  This provides:

Our Premier Home Watch Report starts with:

• An exterior check of your Home first to look for any obvious issues  Walk the entire perimeter of your home

• Look for signs of possible break-ins 

• Confirm water shutoff valve location 

• Look for signs of pests, rodents, ants, and termite mud tubes

• Check walkway & driveway for damage

• Check fences and gates

• Look for standing water or drainage issues

• Inspect pool area for visual pump leaks or low water level, algae (just an added eye to assist your pool company), and check for pool cage for tears

• Inspect the dock or seawall for any visual damage

• Check the mailbox and also any flyers in the doors or driveway, and give it a lived-in appearance so it doesn't look empty.

Doors and Windows

Security and weather intrusion checks are critical.

• Make sure all doors are locked

• Check door frames for damage

• Inspect windows for cracks 

• Confirm windows are locked

• Look for signs of water intrusion around frames

• Check sliding doors and tracks 

HVAC & Electrical

These systems are common sources of problems in vacant homes.

• Check air conditioning is operating.  We use a laser gun to check the temperature coming from the air vent

• Check breaker panel for tripped breakers

• Confirm lights operate properly

Interior Walkthrough

Once inside, look for anything unusual.

• Check for strange odors (mold, gas, sewage)

• Look for signs of water leaks or stains

• Inspect ceilings and walls

• Verify thermostat settings

• Run faucets to prevent stagnation and move sediment from hot water tank

• Flush toilets and add cleaner to help prevent mold

• Check under sinks for leaks

• Inspect laundry area and water heater

• Confirm appliances are off unless instructed otherwise

Kitchen

• Inspect the refrigerator and freezer, also use a laser gun to check the temperature

• Check for leaks under the sink

• Confirm garbage disposal works

• Check for pest activity

• Run water in sink (see bathrooms for why this is very important)

Bathrooms

• Run faucets and showers/tubs - This helps the hot water tank and prevents harmful bacterial growth in stagnant pipes, keeps the P- traps filled to stop sewer gas from entering, and preserves rubber seals/gaskets from drying out and cracking. 

• Check toilets for leaks

• Inspect under sinks

• Look for mold or mildew 

Garage

• Check garage door is locked with extra latch to prevent opening during a hurricane (this is a clip that helps prevent the lock from shaking open)

• Look for pests or nests

• Inspect stored items for damage

• Confirm garage door is secured 

Final Departure Check

Before leaving the property:

• Ensure all doors and windows are locked

• Reset thermostat to owner preference

• Turn off lights unless instructed otherwise

• Take photos for report

• Send inspection report to homeowner

• Turn off water at the shut-off valve

Photo Documentation 

We take photos of:

• Front of house

• Backyard

• Any issues found

• HVAC system

• Electrical panel if needed

• Pool or dock area

Report to Client

After every visit, we send:

• Date and time of inspection

• Summary of findings

• Photos

• Recommended actions if problems are found

Additionally, we carry batteries to replace any reachable smoke detectors if they need replacing.  And also carry extra regular light bulbs to change important  burnt-out lights.
